Professional photography and video played key role(s) in successful sale!

According to this Australian Realtor, who sold this $3.8 million home in the city of Adelaide, the professional photography, video, and 360 degree tour combined to play key roles in the sale of this home, in first week of hitting the market!

"It’s important to do video, photos and panoramic photography in order to be able to sell to interstate or overseas buyers as well."

Any home can be purchased by buyers from another state, or even country, but it is specially important when working with a highly-end home in a sought-after area, as this home is. If an interstate buyer flies in to look at a specific property, then they want to be confident that it's something they want. That rmandates a marketing campaign that is extremely professional, and offers great visuals to entice that particular buyer.This is the video that real estate agent Sally Cameron arranged for this home:

Sally said this about why the use of a video in a real estate marketing campaign is so important:

“Video is especially important so they can have a ‘look through’ the property."

While I am seeing more and more agents using video in the sale of a home, much of what I am seeing is the agent having someone follow them around with a phone, and the effect is dizzying. Professional Video, on the otherhand, seems to be really well received by both buyers and sellers. As we've mentioned in other publications:

“If you’re not using video in your marketing strategy you’re going to start falling behind. When we were at Inman (the large real estate convention) every top producer agent we actually heard from did mention video in some form or another.”

According to the National Association of Realtors, 85% of buyers and sellers prefer to work with an agent who uses video marketing, but only 15% of agents are actually using video (at least according to this particular survey - I suspect the number may be higher now).A few years ago a study by Australian listing website found that video significantly increased listing inquiries with properties that included a video generating four times the number of phone calls or emails to agents. 

What does all of this mean? Well, it means that if a $3.8 million home can sell within a week, in part due to the quality of the photos, video and 360 degree tour, then any listing can benefit from that level of marketing.
